Andy Bosko, owner of four <a href="http://www.beefobradys.com/default.aspx?utm_source=1851franchise.com&utm_medium=article&utm_campaign=beef-o-bradys-announces-franchisee-of-the-year-719" target="_blank" rel="nofollow" target="_blank">Beef O' Brady's</a> locations, was recently awarded Franchisee of the Year for successfully continuing to grow his business and maintain Beef’s standards of quality. Being recognized for hard work and success seems to be a trend in the family – Don, his father, was recognized as Franchisee of the Year in 2001; the entire family were honored with Beef’s Shamrock Award in 2012, and Don was recognized as the state of Florida’s Retailer of the Year in the Leadership category in 2005. These are just a few of the awards and recognitions that the Boskos have received over the course of their 23 years as Beef’s franchisees.

This year, the Boskos will be celebrating the 10-year anniversary of their Bartow, Florida location. Most significantly, the family will also be commemorating the 10-year anniversary of the devastation of their original Beef’s in South Lakeland, Florida which they rebuilt in 2005.

Don’s success is a result of his inherent determination and business savvy. After graduating from Gannon University with a major in business management, Don began working for <a href="http://www.owenscorning.com/?utm_source=1851franchise.com&utm_medium=article&utm_campaign=beef-o-bradys-announces-franchisee-of-the-year-719" target="_blank" rel="nofollow" target="_blank">Owens-Corning Fiberglass</a> as a customer service representative. Over the course of 18 years, Don made his way up to Region Director just before the company laid off thousands of workers two days before Christmas.

Faced with unemployment, Don had fortunately garnered enough savings to pursue business ownership, which would allow him to take control of his future. After deciding that he wanted to open his own Beef’s, he approached the original owner of the Brandon, Florida location to allow him to learn the tricks of the trade. Although initially hesitant, Don was eventually permitted to work at the Brandon Beef’s for no wage.

With a newfound ability to run his own Beef’s, and with the support of his family to pursue the venture, Don put all of his money and savings into opening his first family pub in Polk County.

The growth of his business since joining the brand in 1991 would not have been possible without the help of other members within the Bosko family—his son Andy manages and owns a percentage of the North Lakeland location; Tim manages the South Lakeland pub, Bill is the general manager of Gainesville, and Don’s wife Linda is involved in record keeping and managing wait staff. His daughter also previously worked at Beef’s as a manager, and has been managing Don’s <a href="http://www.ediblearrangements.com/?utm_source=1851franchise.com&utm_medium=article&utm_campaign=beef-o-bradys-announces-franchisee-of-the-year-719" target="_blank" rel="nofollow" target="_blank">Edible Arrangements</a> business for the past two years.

How did you learn about Beef ‘O’ Brady’s and why did you choose an opportunity with the brand?

Don: My family visited the Brandon location every Saturday night. One night, we attended a celebration at Beef ‘O’ Brady’s and noticed the great mixture of people that enjoyed the pub. Everyone talked about how they loved Beef’s and how it was kid-friendly. I realized it was a business that I wanted to get into myself and build with my family.

What are the keys to your success?

Don: I lead by example, which has helped shaped my sons into the great managers that they are. I will offer advice to them, but I also sit back and watch them grow independently. I will clean and serve when I’m in the restaurant, and my sons do the same. We also have a routine that we stick by to ensure consistency, and we communicate well with our staff. We also make sure to make our customers feel special; we will have welcome signs made for customers that we know are having an event.

Are you involved with any charities or community outreach programs?

Don: Andy hosts Spirit Nights, where a percentage of the sales go to back to a selected school; we work with Lake Gibson High School, Sleepy Hill Elementary, Kathleen High School, and Victory Christian School. Sometimes he will stay open late for the schools after their games so students can enjoy the night. During the holiday season, Andy puts up a Christmas tree and has tags with a list of items for a child in need. We are also involved in a program by the LPD called ‘Do the Right Thing’, where students of all ages are awarded for doing the right thing and receive gifts that are donated by Beef’s. I am also on the board of VISTE (Volunteers in Service to the Elderly), March of Dimes Chef’s Auction and the Margarita Ball, which donates to Toys for Tots.

It’s really fun.1851:&nbsp;What do you think about Mainland’s “Brands don’t sell brands, people do” method?Wood:&nbsp;When I'm browsing, I'm going to click on stuff that I feel like I relate to or something that is a human interest story.In franchising, people often think, “I'd love to do that, but I don't know if I can,” or “Somebody else can do it, but I just can't.”&nbsp;Being able to see the kind of person that's doing it, and, no matter who you are, there's someone who has a similar background or that you can relate to in some way, that has done it. I think putting that out there makes people curious. And then you click in, and it's their life story and their experiences. The reader likely doesn’t know this person, specifically, but it’s possible they have very similar experiences.I think that can draw people in more effectively than “This restaurant is growing!” or “This business is opening!” ever could.1851: How do you tell your writers to find the human hero in the story?Wood:&nbsp;We have talked a lot about continuing to ask the questions. Again, everyone has a story. We just have to get to it. I've said countless times, “Just keep asking. There has to be something. Think outside the box. Get curious on these calls with the franchisee, and really think about what is special about this person.”&nbsp;One of our questions for franchisee feature interviews is “What do you want me to know about you?” That opens it up. Regardless of your business or what you did before you bought a franchise, what do you want me to know about you?Being able to do that and dig deeper, even when there may not be an immediate connection between this story and their franchise journey, is really valuable. There have been times when it “clicks” later, and the writer realizes, “Oh, that's why they're the hero!”1851: Headlines and images are the first two things that people see. Are there any tricks in your bag when it comes to headlines and imagery to get picked up?Wood: Specifically in headlines, we want to talk about the human hero, but we don't necessarily want to say their name. We want to say who they are.&nbsp;More people are going to search for things like “veteran franchisee” or “moms in franchising”&nbsp; rather than a name that they’ve never heard before.It also has to be interesting, but you can't give everything away in the headline.&nbsp;And then with the image, just as much as possible, get a picture of a real person. It’s as simple as having something that people care about, and something that will catch a reader’s eye. If we’re talking about a person, we don’t want a stock image that someone will scroll right past.1851: Do you have any advice that you would give brands looking to get started right away?Wood: I think many in the franchise space have heard of the franchise horror stories: “I pay my franchise fee and the franchisor disappears,” or “I'm just a store number to them, I'm not a person.”One of our clients often says that, to be a franchisor, you need to understand what the franchisee is going through. When someone at the franchisor gets home from work, their family will ask, “How was work?” When a franchisee gets home, their family is asking, “How were sales today?” or “How was traffic?” These are franchise units, but they often represent the investment of someone’s life savings and a manifestation of so many hopes and dreams for the future. We can’t lose sight of that.&nbsp;No matter how big the brand gets or how fast they're growing, franchisors need to remember that these are real people with real backgrounds. Many have real families that this is supporting, and they've invested so much into this business. <a href="https://hardeesfranchising.com/">Hardee’s</a>, a 65-year-old burger chain best known for its Thickburgers and breakfast biscuits, is facing a fast-moving round of closures driven by a franchise dispute rather than a bankruptcy filing.&nbsp;<a href="https://www.inc.com/ava-levinson/hardees-shutting-dozens-restaurants/91282586">Inc. recently reported that</a> 77&nbsp;<a href="https://1851franchise.com/franchise-deep-dive-hardees-franchise-costs-fees-profit-and-data-2721286">Hardee’s</a> restaurants are expected to close within two weeks as one of the brand’s largest franchisees exits the system.&nbsp;According to the report, Hardee’s is suing&nbsp;<a href="https://www.arcburger.com/">ARC Burger</a> — a franchise operator owned by&nbsp;<a href="https://www.highbluffcap.com/">High Bluff Capital Partners</a> — alleging the company fell behind on required payments and other contract obligations. Twenty-eight locations had already gone dark as of late December, with remaining sites scheduled to shutter across eight states: Alabama, Florida, Georgia, Illinois, Missouri, Montana, South Carolina and Wyoming.&nbsp;At the center of the complaint is the franchising “stack” of ongoing fees and pass-through costs that keep a system running. ARC Burger allegedly owes more than $6.5 million, including royalties, advertising fund contributions, technology and training fees, rent and taxes, and that payments stopped in December 2024. Hardee’s also argued in the lawsuit that the franchisee’s cash flow was not being used to bring accounts current.&nbsp;Hardee’s, for its part, is framing the shutdowns as a contractual enforcement issue, not a brand-wide retrenchment. “These closures are a result of ARC Burger’s failure to cure its defaults under its franchise agreements, despite solid sales,” a Hardee’s spokesperson said.&nbsp;The situation highlights a familiar franchising pressure point: unit economics.
