Brownlee&rsquo;s goal is to ultimately establish a connection between the newcomers and the locally owned businesses rather than have the new residents turn to a bigger name they might be more familiar with. Brownlee passionately believes in the value of local businesses being able to connect with new families and individuals by providing them with exceptional first-time customer service.

1851 spoke with Brownlee to learn more about his ongoing efforts to support his community through his business.

1851 Franchise: How important is it to give back to your local community as it relates to growing your business?

Brownlee: I believe that it is a business owner&#39;s responsibility to be a steward for the community. If a business expects the community to provide for them by being customers or clients, then the owner should give back without any expectation in return.

1851 Franchise: What local or charitable outreach efforts have you made in order to connect with your local community?

Brownlee: I am one of the directors of a program called <a href="https://www.youtube.com/watch?v=-qIBn1sepbU&utm_source=1851franchise.com&utm_medium=article&utm_campaign=franchisees-who-give-back-leon-brownlee-of-welcomemat-services-2707671" target="_blank" rel="nofollow" style="text-decoration-line:none" target="_blank">RVAccess</a>, which is a&nbsp;buddy-based soccer program for special needs kids. I have been helping run this program now for about 10 years. We service anywhere between 75 to 100 kids every spring and fall. The real reward comes when the youth volunteers (buddies) make a connection with an athlete and a friendship forms. 

When I launched Welcomemat Services of Richmond, I joined my local Chamber of Commerce, I also got involved with a committee called CHAMPS. CHAMPS&#39; purpose is to take job readiness and soft skills like 30-second elevator pitches and interview skills with local high school students in economically challenged areas. I have also recently taken over as President of the Clover Hill High School Athletic Boosters.

1851 Franchise: What are your top ideas or tips to market your local business?

Brownlee: Every market is different. Some markets are better for networking, some are built for traditional cold calls. But I would say no matter where you are, be seen as an entrepreneur that wants to contribute more than just money into the community. Give time and be seen as a community leader.

1851 Franchise: How effective are charitable efforts in growing your business?

Brownlee: I got involved because I love my community and I want to give&nbsp;back. One positive result is that I have met business owners and marketing directors that are willing to give me time for an appointment because I can approach them to not only tell them about my business, but also about how they can also help the community. I can definitively tell you that my involvement and visibility has helped my business because it shows that I am different in my approach. I am out to help the community, not just make a buck.

Brownlee: Know your market and get involved in a charity or community service that you feel passionate about. Your true joy for the charity will show and you will be a true beacon in your community. &nbsp;

What do you want us to know?Anthony Runnels:&nbsp;I started my career in public accounting, where I worked at EY and received my CPA license. I worked my way up in a lot of senior corporate finance roles. During most of that time, I always had this itch and this yearning to do something more to serve people and to help out in the community.I ended up trying a year as an investment adviser doing financial planning, but the problem was I wasn’t helping the people in the way I wanted. That feeling never went away, and I never quite could put my finger on what kind of business I wanted, though I knew it was what I wanted.In early 2025, I stumbled across this podcast where there was a gentleman talking about franchising as a good way to take a step toward owning your own business. Truthfully, the best part of this business is going out and servicing people, seeing the reviews and hearing how professional we are and how much they love our service. It feels rewarding to see that.1851: What did you do before franchising, and how did you decide franchising made sense for you?Runnels:&nbsp;When I went into private industry, I handled a lot of SEC reporting and managing investor relations, dealing extensively with Wall Street investors and trying to take companies public. I eventually found my niche in startup and smaller sized companies primarily in media / entertainment and technology.I had experience in multiple kinds of business structures and eventually started looking for something that was AI-resistant in a growing kind of market, and something that I felt good about doing that would be a service to people. Franchising made sense as a good way to take a step toward owning your own business, but without the risk of doing everything from the ground up.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?Runnels:&nbsp;I knew about other franchises like fast food, dry cleaning or laundromats, but didn’t realize how expansive they could be and how many industries are available. I always assumed franchising was a brick-and-mortar business that required a lot of capital to invest.I soon found out that franchising could be home-based. Now I have a little office of my own, but I work with handymen directly from their own home bases. I also wasn’t aware of the support you get from the corporate office and the training provided.I couldn’t imagine having started this business on my own, especially because I’m from a corporate finance background and am not a handyman by trade. I am already a certified Aging in Place specialist, and all of my technicians are senior home safety specialists.That higher standard of service and care, and the way we communicate, is what will distinguish us. I am already thinking of expanding into more territories and want to be top of mind for people when they think about needing a home service company.1851:&nbsp;Is there anything else about your story you want us to know?Runnels:&nbsp;My personal life really drove my decision to move in this direction. My mom, who is in her later 60s and recently divorced, lives on her own. I realized these were the services she needed.I remember hearing her smoke alarms beeping, and she told me she didn’t trust just anybody to come over. That made me realize that I may not even be able to go over there and take care of what needs to be done in the way I would want.We also had another family member who had a really bad fall in her garage, and all of these instances kind of pushed me toward getting the franchise. Being able to do very simple modifications, like putting in grab bars, makes it more comfortable for people to stay at home, which is really where they want to be anyway.&nbsp;1851:&nbsp;What advice do you have for other people thinking about becoming franchise owners?Runnels:&nbsp;Take your time, do your research, and talk to as many people in the industry as possible. What did you do before franchising, and how did you decide franchising made sense for you?Gabe Uribe:&nbsp;I grew up in Rancho Peñasquitos, just across the 15 freeway from where we’re opening. We also own an Amazon delivery company. During peak season, which is Christmas, we hire a lot of people and then come January, we unfortunately have to let them go. After experiencing a corporate layoff, I also wanted something lasting — something I could eventually hand down to my family. In corporate life, you can work for decades and leave with nothing tangible. Owning a bakery, or even multiple bakeries, offers that legacy.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?O'Dell:&nbsp;Having worked in franchising, I already had a very positive view of the model. I’ve always seen it as a great way for people with a business mindset to step into ownership with the support of a proven system. I like following a plan, and franchising gives you a roadmap. <a href="https://hardeesfranchising.com/">Hardee’s</a>, a 65-year-old burger chain best known for its Thickburgers and breakfast biscuits, is facing a fast-moving round of closures driven by a franchise dispute rather than a bankruptcy filing.&nbsp;<a href="https://www.inc.com/ava-levinson/hardees-shutting-dozens-restaurants/91282586">Inc. recently reported that</a> 77&nbsp;<a href="https://1851franchise.com/franchise-deep-dive-hardees-franchise-costs-fees-profit-and-data-2721286">Hardee’s</a> restaurants are expected to close within two weeks as one of the brand’s largest franchisees exits the system.&nbsp;According to the report, Hardee’s is suing&nbsp;<a href="https://www.arcburger.com/">ARC Burger</a> — a franchise operator owned by&nbsp;<a href="https://www.highbluffcap.com/">High Bluff Capital Partners</a> — alleging the company fell behind on required payments and other contract obligations. Twenty-eight locations had already gone dark as of late December, with remaining sites scheduled to shutter across eight states: Alabama, Florida, Georgia, Illinois, Missouri, Montana, South Carolina and Wyoming.&nbsp;At the center of the complaint is the franchising “stack” of ongoing fees and pass-through costs that keep a system running. ARC Burger allegedly owes more than $6.5 million, including royalties, advertising fund contributions, technology and training fees, rent and taxes, and that payments stopped in December 2024. Hardee’s also argued in the lawsuit that the franchisee’s cash flow was not being used to bring accounts current.&nbsp;Hardee’s, for its part, is framing the shutdowns as a contractual enforcement issue, not a brand-wide retrenchment. “These closures are a result of ARC Burger’s failure to cure its defaults under its franchise agreements, despite solid sales,” a Hardee’s spokesperson said.&nbsp;The situation highlights a familiar franchising pressure point: unit economics.
