Red Deer, AB (June 7, 2023) – IWG, the world’s largest provider of hybrid working solutions, including the Spaces and Regus brands, is opening a new location in Red Deer, Alberta, as the demand for flexible workspace accelerates across the country. This opening is being delivered in partnership with East Lincoln Properties, which has entered into a management agreement with the Regus brand. This is the first flexible workspace to open in Red Deer.

The new Regus facility will open in early 2024 in a designated historical building formerly owned by the Government of Canada, located at 4909 - 50th Street. The 10,000-square-foot Regus will be on the top floor of the building and offer coworking space, private offices, meeting rooms and creative spaces.

The Regus opening in Red Deer is part of a drive by IWG to meet the demand for flexible working spaces in suburban and rural markets as the company plans to double its network in Canada over the next three years to 250 locations, focusing especially on smaller markets.

“Expanding into Red Deer as the city’s first and only flexible workspace is an important milestone for our company,” said Wayne Berger, CEO of Americas, IWG. “This is our first market in Alberta outside of Calgary and Edmonton, and it’s a fantastic place for us to boost our expansion plans. Regus will offer a versatile workspace solution for local residents to work from a professional setting without signing a long-term lease, and for commuters to Calgary and Edmonton to set up closer to home.”

Regus Red Deer will serve local business owners and entrepreneurs, and provide satellite offices for Edmonton and Calgary-based companies in an effort to help employees work closer to home. IWG’s ‘Design Your Own Office’ service allows companies to tailor their space entirely to their requirements.

“To have a world-renowned flexible workspace operator seek out Red Deer as a key market for their expansion plans in Canada is a nod to our prosperous and diverse business community,” said Mayor Ken Johnston, The City of Red Deer. “Regus will be an excellent addition to our downtown core as we strive to attract and bring the best-of-the-best businesses to our city.”

Red Deer’s East Lincoln Properties invested in the IWG platform to capitalize on the rapidly expanding demand for hybrid working and to offer a broader range of real estate offerings to its tenants. With an annual investment of around $60M USD into its technology platform, IWG provides partners with access to all the company’s expertise, design and fit-out support, and sales and marketing capabilities.

East Lincoln Properties purchased the historical building in 2022 and felt it was an ideal location to launch a hybrid workspace. “As a developer, we are very intentional about how we support our tenants’ businesses through the spaces we create.  A hybrid environment can allow businesses to be more agile as needs change and affords more flexibility for employees – we wanted to be able to offer that solution to our tenants,” said Tanya Kure, Director of Property Development for East Lincoln. “And we are so pleased that this is happening in a location that promotes economic development and revitalization in downtown Red Deer.  The new justice center along with the hospital expansion, will create a demand for satellite offices in Red Deer, and this caters to that need. “

Colliers Canada helped facilitate the deal between the landlord and IWG: “Landlords are capitalizing on the new hybrid work model by partnering with IWG to bring coworking to their buildings. We’re proud to help facilitate this new agreement between East Lincoln Properties and IWG, and make Red Deer the next city to have the best-in-class flexible office spaces,” said Ian Huston, Managing Director, Calgary, Colliers.

IWG has a long history in Alberta with 12 Regus locations in Calgary, plus another location opening in the fall at Deerfoot City in Northeast Calgary. Edmonton has two Regus locations and, later this year, IWG will be opening its first Spaces coworking location in the former Enbridge Tower and an HQ workspace in South Edmonton.
