Renovation Sells, the Chicago-based remodeling franchise, was born from a need in the real estate sector for professional renovation services in the residential, pre-sale market. Now, in the midst of a prolonged real estate boom, the need for pre-sale renovation is stronger than ever as nearly half of millennial home shoppers speed up their home-buying timeline and expect appealing, move-in ready homes. As a result, Renovation Sells’ well-positioned business model is increasingly catching the eye of savvy entrepreneurs. In just a single week, the brand signed its first five franchise owners for a whopping nine total territories.

The new franchisees include Ryan LeBrun, who signed on for two territories outside of Chicago in Naperville and its surrounding suburbs; Scott Migli, who signed on for two territories in Charleston, South Carolina; Sarah Drawert, who signed on for one territory in Dallas, Texas; Will Allen, who signed on for three territories in Charlotte, North Carolina; and Jason Maier, who signed on for three territories in Denver, Colorado.

How Renovation Sells Created a Killer Franchise Opportunity

After years working as a contractor and licensed REALTOR®, Renovation Sells’ co-founder Michael Valente was frustrated with the delays and complications that often come with custom home renovations and wanted to do something different.

“In 2017 my wife Amanda and I started Renovation Sells focusing on pre-sale renovations, delivering high-impact cosmetic improvements that result in move-in ready homes that bring in quicker and higher-priced home sales,” said Valente. “In our first year, clients' homes sold at an average of 98% of the asking price. In 2020, we began franchising, and we are now starting to enlist qualified franchise owners to help us expand the brand.”

Maier, for example, decided to join Renovation Sells after taking the voluntary separation package offered by his corporate job amidst the COVID-19 pandemic. He and his wife, an established interior designer, had always talked about flipping houses but never had the time to since they both worked full-time. After flipping his first home, Maier realized that the market was too saturated with buyers and decided to pivot once again. With a passion for home construction and design, Maier decided to look into franchising after being introduced to the concept by his brother-in-law and soon discovered Renovation Sells.

“Renovation Sells ties into exactly what I was doing while flipping houses,” said Maier. “I became really passionate about it, and now I get to expand my portfolio with a lower risk and a proven brand. Before I even went to Discovery Day, I pitched the Renovation Sells concept to a few friends who are realtors in the Denver market, and they all were excited, because it’s a need in the market that hasn’t been met. I’ll be providing a service that isn’t offered right now. Realtors all have stagers, house cleaners, painters and contractors to do major work, but none offer cosmetic services. I get to do something I love while fulfilling a need in the market."

Why the Time is Right to Invest in Renovation Sells

Every home in America built over five years ago needs pre-sale renovations before listing in order to appeal to today's buyer, and Renovation Sells aims to close the gap on what is on the market versus what buyers expect when buying. Plus, where most rehab companies take on custom projects with homeowners looking to upgrade their houses for their own families, Renovation Sells instead works with real estate agents who are helping homeowners sell their homes. Franchisees benefit from the brand’s growing reputation as a high-value partner and innovative disruptor in home renovations.

"Not only was I getting in on the ground floor and able to choose a preferred territory that wasn’t available with some other brands, but I truly believe in the concept and vision that Mike and Amanda have,” said Maier. “I have a lot of trust in the brand and believe it has what it takes to get to the next level — and appreciate how transparent leadership is. I feel like my voice is heard, and I’m able to provide my input with suggestions in order to make this business succeed.”

As the brand looks to sign new owners in markets across the country, the team has built a system that will provide incoming franchisees with every resource they need to grow their Renovation Sells business in a new market, including support with marketing, design, project management technology and every other facet of the business.

“We are incredibly excited to celebrate our first franchise sales,” said Valente. “It is very validating to see so many people eager to invest in our concept after we spent so much time perfecting the business model for the past three years. With five signings in just one week, we are confident we will see continued growth heading into 2022 with a full pipeline of candidates.”

Investments for franchise opportunities in the home renovation space can soar well over $200,000. The initial investment to franchise with Renovation Sells ranges from $78,208 to $101,142, including a $50,000 franchise fee making it much lower than most competitors.
