MACON, Ga. — Beef ‘O’ Brady’s, the 120-plus unit family sports pub franchise, has signed a six-unit area development agreement with longtime hospitality operator and developer Mangesh Patel, setting the stage for momentous expansion of the FSC Franchise Co. sports pub concept across Central Georgia. Patel will open two Beef ‘O’ Brady’s locations in Macon, Georgia, along with additional restaurants planned for Forsyth, Milledgeville, Dublin and Thomson.
The partnership pairs the brand with an operator whose career spans restaurants, hotels and mixed-use development. Patel’s extensive restaurant industry and development experience, including multi-unit Macon efforts with brands like Huey Magoo’s premium chicken tenders, allows him to oversee site selection, construction and ongoing operations with confidence.
“I’ve been in the restaurant business since 1978. I’ve owned multiple types of restaurants in the past and I’ve been in the hotel business since 1980. I also own a construction company,” Patel said. “I used to own four full-service restaurants in the Atlanta area, which I sold in 2018. So, I decided to move into franchising instead.”
Patel was introduced to the Beef ‘O’ Brady’s brand while working on a development project in Alabama, where he is currently building a Beef ‘O’ Brady’s alongside other hospitality assets. It was a flashpoint experience that prompted a closer look at the brand concept and its operational fundamentals. Ultimately, Patel was drawn to Beef ‘O’ Brady’s appeal to a wide customer base via its unique combination of a sports bar atmosphere within a family-friendly environment.
“I went and tried the food and looked closely at the menu,” Patel said. “It’s not a labor-intensive menu. And every item I tasted was very good. Most restaurants don’t really cater to kids but Beef ‘O’ Brady’s does. They have a game room and other features that attract families.”
From a development perspective, Patel plans to focus on standalone Beef ‘O’ Brady’s locations rather than inline spaces, often pairing them with hotels and complementary restaurant concepts.
The first two restaurant locations are planned for Macon, Georgia, with sites on Hartley Bridge Road and Bass Road. Construction is already underway at the Hartley Bridge location as part of a larger overall development plan.
“All six sites are active,” Patel said. “It’s aggressive. But I believe we can complete all of them within the next three years.”
Patel’s site selection strategy places an emphasis on the area’s unique mixture of daily traffic, nearby employers and hotel density. Design work is underway for the first restaurant, which Patel expects to open within six months of final approvals, with additional locations set to open by 2027.
