As homes age, insurance companies drive up premiums to protect themselves and remain profitable as things like roofs, furnaces and air conditioning systems must be replaced. Though some price increases are inevitable, homeowners can also take control of the situation by proactively managing the health and safety of the home.
While many people see home inspections as something to do in preparation for a purchase or sale, this isn’t the only time an inspection can help.
“Especially if you are thinking [of moving] six months or a year down the road… it’s probably a good idea to do an inspection on your own because it gives you an idea of what the other buyers, down the road, are going to be looking for, and what you’ll need to fix,” HomeTeam Inspection Service owner Max Moarefdoust said in an interview on Good Day Columbus.
Having these inspections done can also serve as a valuable piece of guidance and documentation when approaching the insurance issue.
“Talk to your insurance agent and find out what was flagged,” Moarefdoust said. “What was the reason? Was it just a general increase for everybody? Or was it that your home, specifically, was flagged for that? An inspection can actually tell you, ‘This is the reason. Your roof is around 15 years old, and at 15 years old, the premium goes up because the risk is higher.’ So you can plan for that.”
