Before deciding to enter a franchise agreement with a brand, perhaps the most important thing a prospective franchisee can do is fully review all 23 Items of the Franchise Disclosure Document (FDD). For both&nbsp;<a href="https://1851franchise.com/how-to-read-a-franchise-disclosure-document-2714764#stories">experienced franchisees and first-time candidates,</a> the FDD is a critical document to read in its entirety, as it provides the brand’s prospective buyers with a detailed analysis of the business ownership opportunity they are considering. After fully understanding Items 1–4 and 5–7 and these sections’ respective topics of the franchisors’ history and the cost breakdown, the potential franchisee must thoroughly understand Item 11: Franchisor Obligations.<a href="https://1851franchise.com/what-is-an-fdd-2705192#stories">In Item 11</a>, the FDD breaks down the assistance and support the brand provides its franchisees — both at the beginning for a successful start and in the long term. This assistance and support range from information on training, advertising, software and advertising support, and opening assistance.Specifically,&nbsp;<a href="https://franchise.law/franchise-disclosure-document/item-11/?utm_source=1851franchise.com&utm_medium=article&utm_campaign=understanding-item-11-of-the-franchise-disclosure-document-2720370#:~:text=Item%2011%20of%20the%20Franchise%20Disclosure%20Document%20(FDD)%20provides%20an,this%20section%20completely%20and%20accurately." target="_blank" rel="nofollow">Franchise Law</a> states that under Item 11, franchisors must first disclose their obligations, as set forth in the franchise agreement, to furnish assistance to franchisees. These obligations to furnish assistance include pre-opening obligations, post-opening obligations, and a disclosure stating the typical length of time it takes to open a franchise.&nbsp;Some of the many things a franchisee can rely on the franchisor to handle during the start-up process are:&nbsp;<ul><li>Locating a site and negotiating the purchase or lease of the site</li><li>Conforming the premises to local ordinances and building codes and obtaining any required permits</li><li>Constructing, remodeling or decorating the premises</li><li>Hiring and training employees</li><li>Providing for necessary equipment, signs, fixtures, opening inventory and supplies.&nbsp;</li></ul>If the franchisor is the party responsible for locating and negotiating the purchase or lease of the franchisee’s site, then the FTC Rule requires that the franchisor disclose whether the franchisor generally owns the premises and leases it to the franchisee; whether the franchisor selects the site or approves an area in which the franchisee selects a site, and if so; how the franchisor approves a franchisee-selected site; the factors that the franchisor considers in selecting or approving sites; the time limit for the franchisor to locate or approve or disapprove the site; and the consequences if the franchisor and franchisee cannot agree on a site.Prospective franchisees should bear in mind that the Federal Trade Commission (FTC) only requires a franchisor to disclose obligations under the relevant franchise agreement to assist franchisees and help with advertising, computer systems, training and operating manuals. A prospective franchisee will need to ask questions about what type of support they will receive during opening and the long term, as brands are not specifically obligated to provide this information under the franchise agreement or Item 11. In fact, at the top of Item 11, the&nbsp;<a href="https://www.ftc.gov/legal-library/browse/rules/franchise-rule?utm_source=1851franchise.com&utm_medium=article&utm_campaign=understanding-item-11-of-the-franchise-disclosure-document-2720370" target="_blank" rel="nofollow">FTC Rule</a> requires franchisors to provide the following statement in bold type:&nbsp;<a href="https://franchise.law/franchise-disclosure-document/item-11/?utm_source=1851franchise.com&utm_medium=article&utm_campaign=understanding-item-11-of-the-franchise-disclosure-document-2720370#:~:text=Item%2011%20of%20the%20Franchise%20Disclosure%20Document%20(FDD)%20provides%20an,this%20section%20completely%20and%20accurately." target="_blank" rel="nofollow">“Except as listed below, [the franchisor] is not required to provide you with any assistance.”</a>&nbsp;While a franchisor’s Item 11 is incredibly helpful for understanding the type of support and resources available, it is important that a potential franchisee understand when that support is taking place and when — and if perhaps anything is being omitted per the FTC Rule. By fully understanding how brands write Item 11 and what is included in this Item, potential franchisees can better understand if the brand is a good fit for them.&nbsp;

Despite being told by corporate and construction teams that a store build-out would take six to eight months, the duo utilized their business and operations backgrounds to navigate permits and construction in just under three months. Starting with their flagship location in Bellevue, the partners are already looking to expand the brand’s footprint across Washington.&nbsp;KesiReddy took the time to chat with 1851 Franchise to discuss all of this and more. Here’s what he had to say:1851 Franchise: Frame your personal story for us. What do you want us to know?Sandeep KesiReddy:&nbsp;My business partner Sid and I go back a long, long time. We have known each other for 15 plus years.We went to college together and always had this thing about opening a business together. Then, our paths diverged for a while; I went into entrepreneurship, running a startup in the Bay Area, and Sid became a head of operations for a global company on the West Coast. We were scouting for what we could do, and then came Paris Baguette. They just lined up so well for us as a rising brand that resonates with the current generation.1851: What did you do before franchising, and how did you decide franchising made sense for you?KesiReddy: I run a startup in the Bay Area and Sid manages operations for a global company. We realized Paris Baguette vibes very well with our synergies. They are an “ops-ish” restaurant rather than “ops-heavy.” You bake in the morning and sell in the afternoon, so it boils down more to a numbers and strategy problem rather than a time-efficiency problem that most restaurants have. That made it much more comfortable for us to jump into.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?KesiReddy:&nbsp;Before entering this, we were not keen on looking at franchising or the food business at all. Typically, our perception was that franchising involved a lot of red tape and processes that take away freedom from the owner to add their own flavor. Now, I want people to know that franchising can be very attractive if you find a brand that plays to your strengths. Seldom do you find a concept that has processes that actually empower you, help you run it right, and push towards higher revenues and profit margins. Paris Baguette has a unique combination of making the kitchen and the front of the store run as two independent operations, taking away most of the complexity of a restaurant.1851: What made you pick this brand? What excites you most about this company?KesiReddy:&nbsp;They were not one of those old-school brands stuck with lots of processes; they were flexible and quick in responding. What excites me most is the branding and the presence the brand has with Gen Z and millennials. Also, the flexibility the team had to understand our unique location was nice to have. I could just text my construction manager and have her fly in to help us out; I don’t see that happening often with other franchise brands.1851: What do you hope to achieve with your business? What are your plans for growth?KesiReddy:&nbsp;We want it to be one of the top-performing stores. Our goal is to make Bellevue a top-quartile store for Paris Baguette. We are already looking at expansion in the next fiscal year. You’ll see another store open in the Bothell/Woodinville region, and there is more to come.&nbsp;1851: Is there anything else about your story you want us to know?KesiReddy:&nbsp;Having a brand that has an appetite to grow is very important when you have similar ambitions. Most brands look at their franchisees through a single lens, but there are a thousand variables that make every location unique. Having an ear to listen to the story and being flexible while working toward a common goal is very important, and that is what Paris Baguette gave us. We navigated through the curveballs of construction and permits to launch our first store in three months, which the corporate team challenged us on, saying it would take six to eight. We would love to get it open for the holidays in 2026, but realistic timelines point to early 2027. In the future, we would love to have a couple more. I thought I would train people to fix houses and give them jobs.1851: What did you do before franchising, and how did you decide franchising made sense for you?Campbell:&nbsp;As I started writing up that workforce development program, it was really hard. I’m a Baby Boomer myself, and I know that 65 is just getting in the game nowadays.I’ve ensured that our team learns about senior citizens. As a senior, we sometimes forget that we’re not 21 anymore. People know about the risk of falling, but they still get on ladders.I went to change a light bulb the other day on a step ladder, and when I was coming down, I almost broke my neck. I can afford to have somebody come over and do the maintenance plan. They can come by every quarter. That fall was fitting — I’d never had that happen before.We don’t age in our minds as much as we age in our bodies. It’s just not worth it. Sometimes you can have a fall and get injuries that you never recover from.1851: What does your background bring to the TruBlue model?Campbell:&nbsp;I’m a senior. I’m in real estate. I own personal real estate in five states. I understand the entrepreneur who has to get his house ready for a flip, and I understand providers. We provide a premium service. What’s going to determine how the client feels about the job is how they feel about you. That’s why I teach five-star service. It’s about relationships. If we make good relationships, we can bring in repeat customers.1851: What are your long-term goals with TruBlue?Campbell:&nbsp;I’m writing grants to build houses and getting ready to build 34 units for veterans — permanent housing for chronically homeless veterans. It’s a $10 million project. We’re also starting a all boys school, HOPE Technology Preparatory Academy, a high school for boys 9-14th years. What’s different about this school is it’s culture over curriculum and giving them the chance to belong to a brotherhood. If we don’t give them a place to belong in the school, they will find a place to belong in a gang. With TruBlue, I can have them working for us being exposed to different skills, environments, people, doing work and awakening their perspective to so much more. These young men won’t be in a traditional school with a workforce program; the school is the workforce program and a stabilizing institution in the community as it will host a head start program, daycare center, and learning labs for adults and to get their GED, high school diploma and learn new trades and skills.My goal is to expand with TruBlue into other states. I believe that when I talk to them this time next year, we’re going to outperform most franchisees. I’m an overachiever, that’s what I do. For&nbsp;<a href="https://www.linkedin.com/in/aimee-watson-fahrmm-cmrp/">Aimee Watson</a>, her husband&nbsp;<a href="https://www.linkedin.com/in/doug-watson-02742765/">Doug Watson</a>, and her brother&nbsp;<a href="https://www.linkedin.com/in/brandonmiramontes/">Brandon Miramontes</a>, the years after graduating from the University of Tennessee, Knoxville, were spent building careers across the country in industries ranging from&nbsp;Supply Chain to&nbsp;PBS documentary filmmaking to Amazon logistics. The decision to dive into the world of franchising was about owning a business that could give them autonomy and control, as well as a way to come back and serve a place they called home. Now, the trio is returning to Knoxville to open multiple Paris Baguette franchise cafés.By bringing the emerging bakery-café to the East Tennessee, the family aims to create a legacy for the next generation.With Paris Baguette providing a turnkey model differentiated by product consistency and an untapped market in East Tennessee, these&nbsp;<a href="https://www.volsforlife.com/">Vols for Life</a> are focused on more than just pastries. Here’s what they had to say:&nbsp;1851 Franchise: Frame your personal story for us. What do you want us to know?Aimee Watson: I’ve been all around in my career. I have been in the supply chain industry for 26 years, starting in manufacturing and then switching to health care in 2007. Currently, I work for a supply chain industrial engineering firm, focusing on construction, specifically for new hospital builds, renovations, and expansions. Doug Watson: I’ve been a videographer for 27 years, shooting footage for television and documentaries. I’m currently working for the PBS affiliate in Harrisburg, PA.Brandon Miramontes: My entire career has been spent in logistics. For the past 6 years; I have owned and operated a company contracted with Amazon through their Delivery Service Partner (DSP) network to manage last mile deliveries in the Asheville, NC metro area. Prior to this, I spent 15 years in various roles within the railway industry in both the U.S. and Canada, including railroad operations, auditing, and continuous improvement.1851: What did you do before franchising, and how did you decide franchising made sense for you?Aimee:&nbsp;At this point in our careers, we were looking for a business that we could totally own and control ourselves, but that we didn’t have to build from the ground up. Doug and I recently&nbsp;decided to&nbsp;move back to East Tennessee, which is like home for us, and we really liked the prospect of being able to leverage all of our local contacts. We’ve signed on to open up to four cafés as an area developer, with the first anticipated to open by the end of this year.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?Aimee: My perception of franchising before entering this world was that it is very stringent, that you don’t actually own the business, and that you’re just the operations manager. Now that we’re actually in it, it’s totally different. The franchisor provides a great opportunity to expand and run the business how we want to.1851: What made you pick this brand? What excites you most about this company?Aimee: We looked for a brand that was truly different from anything else on the market. Because there is an untapped market here, the chance to grow is huge, and we don't have to worry about over-saturating the market like other concepts do.Doug: Another big factor for us was the product. It’s amazing and always consistent, no matter where you get it. Every time we go to one, we easily spend $100 or more just to bring boxes of pastries back home.Brandon: I’ll echo Doug on that one, it was all about the product for me. I first encountered the brand on a trip to Chicago, and then again while visiting New York City. Not only did I like the product itself, but the café experience with such a large choice of quality items and a bright and inviting store concept, made me think a location in Knoxville could thrive.1851: What do you hope to achieve with your business? What are your plans for growth? Aimee: One of our major goals is to be able to employ&nbsp;East Tennessee&nbsp;students and provide them with real-life on-the-job experience. We want to provide the same opportunities for employment that we once had as students ourselves. .Brandon: As of now, we’re focused on the potential of the Knoxville market. I live in Asheville, North Carolina, and I believe the city could support a Paris Baguette café, so there is a long-term opportunity for us to possibly expand into as well.&nbsp;1851: Is there anything else about your story you want us to know?Aimee: All three of us are Tennessee alumni. I graduated in 1998, Doug in 1997, and Brandon in 2001.&nbsp;Our daughter, Elena, is even a Vol!&nbsp;This makes bringing this back to Knoxville very special. We plan on making our cafés great places for students to work. I'm very active in the university community. I am the president of the Latino Alumni Council and I’m currently on the Alumni Board of Directors.1851: What advice do you have for other people thinking about becoming franchise owners?Aimee: To put it simply, you have to do your homework. Being prepared to see and pay the upfront costs can be nerve-wracking, especially when it involves totally new construction. Potential owners should also consider staffing, and the challenges of attracting and retaining employees. That's a constant consideration for us.Doug: I’ll second that. We found the most benefit from meeting with other owners. We met with about five or six other franchisees, to get their opinions and see what their experiences have been like.
