Dallas Business Journal: Sylvan Learning’s Satellite Centers Allow for Real Estate Flexibility

With tutoring available via satellite, Sylvan Learning franchisees have the opportunity to build out smaller brick and mortar locations.

The Dallas real-estate market is booming, forcing many retailers and restaurants to pay heightened rent or pull the trigger when looking at real estate in the market. Now, retailers and restaurateurs are looking at creative ways to maximize smaller spaces.

One example is Baltimore-based Sylvan Learning*, who has redesigned the floor plans of their brick and mortar locations to create office space for directors and employees while offering tutoring via satellite.

“In the center, there are still requirements of having a lobby, director’s office and bathrooms, said director of franchise development, Georgia Chasen. "But the franchisees don’t need to have a group instruction room, because you can offer instruction at a library or community center as a Sylvan satellite center."

The brand has 13 offices in the North Texas market that span anywhere from 1,000 to 2,400 square feet.
