As an undergraduate student at Kent State University, Rich Moore began working at a little pizza shop on the east side of Cleveland to make some extra cash on the weekends.&nbsp;

Today, he&rsquo;s working on opening location No. 9 with <a href="https://www.penn-station.com/franchise/?utm_source=1851franchise.com&utm_medium=article&utm_campaign=how-rich-moore-found-the-multi-unit-franchise-opportunity-he-was-looking-for-in-penn-station-2711108" target="_blank" rel="nofollow" style="text-decoration-line:none" target="_blank">Penn Station East Coast Subs</a>.

&ldquo;I wasn&rsquo;t sure what I wanted to do while in college. I chose business administration as a default,&rdquo; said Moore. &ldquo;After a couple of years working in the pizza shop, I decided I really liked it. Moore transitioned into serving at a full-service dining restaurant and eventually got promoted to assistant manager. His boss at the time then invited him to work at a new Australian-themed brewpub he was starting. After a few years, Moore moved to a publicly-held restaurant company called The Cooker, where he built a career over the course of 12 years, eventually working as a regional manager.

After helping to open restaurants in Columbus, Youngstown and even North Carolina, a promotion to operations director brought Moore back to Cleveland. By the time The Cooker folded in 2003, Moore felt prepared to go out on his own. &ldquo;I toyed around with starting my own full-service concept,&rdquo; he said. &ldquo;I ended up looking into fast casual franchises.&rdquo;

Moore was introduced to <a href="https://1851franchise.com/pennstation" style="text-decoration-line:none" target="_blank">Penn Station</a> through a previous employee. &ldquo;I first became a fan from a customer vantage point,&rdquo; he said. &ldquo;Early on, I recognized that it was not just any ordinary sub shop. It was unique in the fact that we grill all our sandwiches to order; our bread is freshly baked; our fries are hand-cut; and our lemonade is hand-squeezed every day. There were plenty of other sub concepts, but Penn Station was very unique in what it did.&rdquo;

After the delicious food piqued his interest, Moore got into researching Penn Station&rsquo;s business model and <a href="https://1851franchise.com/pennstation/penn-station-s-item-19-showcases-its-system-s-strength-without-having-to-rely-on-third-party-delivery-systems-2710392" style="text-decoration-line:none" target="_blank">financials</a>. In addition to the quality product, Moore was sold by the brand&rsquo;s startup and ongoing support systems, the robust procedures that have been fine-tuned over the years and the brand&rsquo;s willingness to share financial data via its FDD Item 19.

&ldquo;It was just a home run,&rdquo; said Moore. &ldquo;I wanted something small so that I could spread out my financial resources and not just open one location and cross my fingers. <a href="https://1851franchise.com/pennstation/why-penn-station-is-a-great-multi-unit-franchise-system-2709855" style="text-decoration-line:none" target="_blank">I wanted to open multiple locations</a>. I knew that it&rsquo;s possible to have a great concept, location and operator and still fail because the restaurant business is just like that. If I chose something where I could open five to 10 locations, even if there were some performing better than others, it would still be a successful business.&rdquo;

Moore initially signed on for a five-store development deal with the franchise. He opened his first store, a small 1,300 square-foot space, in February 2008 near the main campus of his alma mater, Kent State.

True to his vision for developing multiple units, Moore opened his second location, in Cuyahoga Falls, around a year later. Two years after that, he opened his third store in Fairlawn, followed by another in Macedonia. &ldquo;After the fourth store opened, I liked how things were going, so I wanted to expand my geography,&rdquo; said Moore. &ldquo;I negotiated with Penn Station to commit to another five-store territory.&rdquo;

Moore next purchased an existing store in Mentor, then opened up a new location in Willoughby. His seventh location was purchased from an existing franchisee across the street from the University of Akron. &ldquo;After that, I wanted to develop the west side more, so I seized on an opportunity in Avon, which is now just shy of two years old,&rdquo; he said. &ldquo;Now, to finish off Lake County, I signed a lease for another store in Mentor on the far east side.&rdquo;

Of course, Moore isn&rsquo;t going to stop at nine Penn Stations. &ldquo;I&rsquo;m definitely going to open up a tenth location,&rdquo; he said. &ldquo;We are currently in the early stages of adding another five-store geography. My plan would be to go to 15 and then assess how things are going.&rdquo;

A true entrepreneur, Moore admits that he always thought he&rsquo;d branch out from Penn Station to diversify his portfolio&mdash;but nothing quite stacked up.

&ldquo;Over the course of six years, I never found anything I really felt comfortable with,&rdquo; he said. &ldquo;It&rsquo;s hard to stop doing something that&rsquo;s working. I went back to the philosophy of &lsquo;If it&rsquo;s not broke, don&#39;t fix it.&rsquo; Within the past couple of years, I stopped looking for another concept and decided I&rsquo;d just continue opening with Penn Station.&rdquo;

For Moore, it&rsquo;s the people he surrounds himself with that make all the difference. After all, that&rsquo;s how he got his start.&nbsp;

&ldquo;It brings me pride and joy to promote from within and provide other people with opportunities,&rdquo; he said. &ldquo;I want to take someone&mdash;like I was back in my college days when I wasn&rsquo;t sure what I wanted to do&mdash;and put them in a position for growth. Some of my general managers have been with me for going on seven years now, and they may very well have their own multi-unit opportunity down the road. That&rsquo;s what success is to me.&rdquo;

Here’s what he had to say:1851 Franchise: Frame your personal story for us. What do you want us to know?Brian Keaney:&nbsp;I grew up in the trades. My dad's an electrician, and between my grandfathers and uncles, there isn’t much that my family couldn’t do. From my childhood through grad school, I was often working for one of them. I like to say that at 15, I knew how to wire your house. I also knew that I didn't want to wire your house, so I went to college instead.I worked as a reporter and in corporate communications for many years after college. I still consider myself a writer (I think in blog posts), but I saw a couple of years ago that AI was going to totally disrupt the industry. I decided I needed to find something tangible because ChatGPT was coming for my job. Because I have a background in this industry and can speak the language, I thought this would be a good fit.1851: What did you do before franchising, and how did you decide franchising made sense for you?Keaney:&nbsp;A few years ago, I got a cold email from a consultant, and he said, ‘Hey, have you ever thought about opening a franchise?’ I said, ‘No, I hadn't,’ which was 100% true. But my philosophy is you should always take the meeting because you never know what's going to come out of it. The worst case scenario is that you lose 20 or 30 minutes.&nbsp;So, I took the meeting and started exploring franchises for a little bit. It just wasn't the right time for me then. But about a year and a half ago, I went back to him. We looked at a bunch of different franchises, a bunch of different industries, and eventually I settled on&nbsp;<a href="https://1851franchise.com/trubluehomeserviceally/info">TruBlue</a>. I couldn't be happier that I did.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?Keaney:&nbsp;I didn't really realize how big franchising was before I got started. My vision of a franchise was a Dunkin' Donuts. I didn't realize just how many industries they got into. You name the industry, and there's a franchise out there for it, which just blew me away.I had no idea there was a handyman franchise out there, mostly because I could do the projects myself and wouldn't think to hire someone. But now that I'm in it, I'm a big fan. I'm confident that I could have run a "Chuck-in-a-truck" type operation, but I know I would not have been able to run a handyman company nearly as well without the training and support that I'm getting from TruBlue.1851: What made you pick this brand? My plans for growth are strong; I have so much work that I could be doing, but I am limited by hiring good quality staff. If I could hire five more guys today, I would do it because there's enough work out there for all of them.We're really selective with who we hire. They have to fit technically, meaning they have the skills to do a variety of jobs, but they also must have the soft skills to be able to go into a widow's living room and make her feel comfortable. Eventually, I would like to buy a couple more territories, but right now we're really focused on this area.1851: Is there anything else about your story you want us to know?Keaney:&nbsp;The idea of helping seniors age in place is more than just theoretical; it was personal for me. A couple of years ago, my grandfather was in the hospital and then rehab. When he got home, he couldn't move very well.&nbsp;The day before he got home, my uncles and I went over to his house and put Masonite over the wall-to-wall carpeting to make it easier for him to get around. It occurred to me that most people don't have the skills or resources to be able to do that themselves. My grandfather, who taught most of us how to do it, was lucky to have a family that could help him like that. Now, I'm able to help other families do that as well.1851: What advice do you have for other people thinking about becoming franchise owners?Keaney:&nbsp;It's definitely worth exploring. I am working a lot harder now than I did in my last job, and it's more stressful, but I'm also enjoying it so much more. I thought I would train people to fix houses and give them jobs.1851: What did you do before franchising, and how did you decide franchising made sense for you?Campbell:&nbsp;As I started writing up that workforce development program, it was really hard. I’m a Baby Boomer myself, and I know that 65 is just getting in the game nowadays.I’ve ensured that our team learns about senior citizens. As a senior, we sometimes forget that we’re not 21 anymore. People know about the risk of falling, but they still get on ladders.I went to change a light bulb the other day on a step ladder, and when I was coming down, I almost broke my neck. I can afford to have somebody come over and do the maintenance plan. They can come by every quarter. That fall was fitting — I’d never had that happen before.We don’t age in our minds as much as we age in our bodies. It’s just not worth it. Sometimes you can have a fall and get injuries that you never recover from.1851: What does your background bring to the TruBlue model?Campbell:&nbsp;I’m a senior. I’m in real estate. I own personal real estate in five states. I understand the entrepreneur who has to get his house ready for a flip, and I understand providers. We provide a premium service. What’s going to determine how the client feels about the job is how they feel about you. That’s why I teach five-star service. It’s about relationships. If we make good relationships, we can bring in repeat customers.1851: What are your long-term goals with TruBlue?Campbell:&nbsp;I’m writing grants to build houses and getting ready to build 34 units for veterans — permanent housing for chronically homeless veterans. It’s a $10 million project. We’re also starting a all boys school, HOPE Technology Preparatory Academy, a high school for boys 9-14th years. What’s different about this school is it’s culture over curriculum and giving them the chance to belong to a brotherhood. If we don’t give them a place to belong in the school, they will find a place to belong in a gang. With TruBlue, I can have them working for us being exposed to different skills, environments, people, doing work and awakening their perspective to so much more. These young men won’t be in a traditional school with a workforce program; the school is the workforce program and a stabilizing institution in the community as it will host a head start program, daycare center, and learning labs for adults and to get their GED, high school diploma and learn new trades and skills.My goal is to expand with TruBlue into other states. I believe that when I talk to them this time next year, we’re going to outperform most franchisees. I’m an overachiever, that’s what I do. We’re starting out slow but we will excel to lead, it’s just a matter of time.1851: Is there anything else about your story you want us to know?Campbell:&nbsp;We are a home service ally for people. One call does it all. Our school is creating young men of character, education and leadership for life, and the good part about it is we can employ these young men and help them reach their dreams. We have known each other for 15 plus years.We went to college together and always had this thing about opening a business together. Then, our paths diverged for a while; I went into entrepreneurship, running a startup in the Bay Area, and Sid became a head of operations for a global company on the West Coast. We were scouting for what we could do, and then came Paris Baguette. They just lined up so well for us as a rising brand that resonates with the current generation.1851: What did you do before franchising, and how did you decide franchising made sense for you?KesiReddy: I run a startup in the Bay Area and Sid manages operations for a global company. We realized Paris Baguette vibes very well with our synergies. They are an “ops-ish” restaurant rather than “ops-heavy.” You bake in the morning and sell in the afternoon, so it boils down more to a numbers and strategy problem rather than a time-efficiency problem that most restaurants have. That made it much more comfortable for us to jump into.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?KesiReddy:&nbsp;Before entering this, we were not keen on looking at franchising or the food business at all. Typically, our perception was that franchising involved a lot of red tape and processes that take away freedom from the owner to add their own flavor. Now, I want people to know that franchising can be very attractive if you find a brand that plays to your strengths. Seldom do you find a concept that has processes that actually empower you, help you run it right, and push towards higher revenues and profit margins. We are already looking at expansion in the next fiscal year. We navigated through the curveballs of construction and permits to launch our first store in three months, which the corporate team challenged us on, saying it would take six to eight.
