Brands have adapted by reaching beyond their typical model, opening in airports, big box stores, gas stations, convenience stores and even food trucks. Tampa-based burger chain Checkers/Rally&#8217;s Drive-In Restaurants is most commonly recognized for their double drive-through model, but three years ago the brand challenged their traditional prototype by exploring in-line locations, conversions and captive audience environments. &#8220;When we began reevaluating our model, we decided to modify our free standing design, allowing us to take the cost out and make the sales to investment ratio extremely appealing,&#8221; Jennifer Durham, Vice President of Franchise Development for Checkers/Rally&#8217;s said. Durham noted that the new free standing design has a sales-to-investment ratio of 2.40 versus their traditional double drive-through prototype which has a ratio of 1.56.

Checkers currently has two locations within Walmart and plans to add four additional units over the next year. Durham says that the demographic profile of Walmart customers aligns perfectly with Checkers/Rally&#8217;s core demographic of customers - people who appreciate quality and value.
The brand also expanded their reach by opening in airports, college campuses and kiosks across the country. With the flexibility in real estate venues, Checkers has experienced incredible growth over the past year with 10 new locations open in 2013 alone.
Auntie Anne&#8217;s and McDonald&#8217;s also have locations within different Walmart locations while Pret A Manger, a prepared foods caf&#233;, recently opened in Target.
The Food Truck Phenomenon &nbsp;

Food trucks (trailers) have become a widely popular phenomenon and have seen a significant rise in popularity in the last two years. Initially regaining momentum in Austin, San Francisco, Portland and New York, food trucks are now popping up all of the United States. In fact, not only are independent, gourmet restaurateurs and street food vendors using food trucks because of the simplicity and flexibility the model offers, but larger brands are beginning to experiment with the concept. Carl&#8217;s Jr. was at the forefront of the &#8220;corporate food truck&#8221; craze, originally opening the first trailer in 1990; now, other chains like Taco Bell, Applebee&#8217;s and Chick-fil-A are exploring the model.
Pita Pit, a healthy alternative to fast food, recently opened their first food truck adjacent to the food court at Norfolk Navy Base in Norfolk, Va. Originally interested in adding a unit within the food court, the brand was left to seek alternatives due to lack of available space.
&#8220;Not only was it an opportunity to differentiate ourselves, but it provided us a temporary alternative while waiting for a more permanent space in the food court,&#8221; Corey Bowman, Vice President of Franchise Growth for Pita Pit said. Bowman added that their product was well positioned for a food truck concept; each Pita Pit requires only a refrigerator, triple sink and prep table. The adaptability and simplicity of the model has allowed Pita Pit to open in spaces that other restaurant brands have struggled with. Thus far, the sales of the food truck have been outstanding &#8211; persuading the brand to look into opening another food truck in Nashville.
Beginning their concept near college campuses, Pita Pit has pursued additional real estate venues such as drive-through locations, food trucks, convenience stores and even gas stations.
Regardless of the model or unique space, several factors contribute to picking the right site and should be analyzed thoroughly before signing a lease, including the size of the city&#8217;s population, foot and car traffic, visibility from major highways, operational capacity, sales-to-investment ratio and competition. Ultimately, flexibility is key, and brands with utility have seen great success. Perhaps it&#8217;s time for all brands to start thinking outside the confines of traditional real estate and capitalize on out-of-the-box concepts.

What do you want us to know?Pratham Patel:&nbsp;I’m 24 years old and graduated from Georgia Tech in May 2023 with a degree in computer science. Georgia Tech’s CS program is consistently ranked among the best in the country, and it really shaped the way I think — analytically, strategically, and with a long-term mindset. After graduation, I worked a couple of corporate roles in Atlanta before ultimately moving back home to Warner Robins.I come from a very business-oriented family background, primarily in retail — liquor stores, gas stations, and similar ventures — so entrepreneurship has always been around me. This is my first time stepping into the food and beverage industry on my own, and it’s a new challenge I’m excited to take on. Having lived here my entire life, I know the community and the market inside and out, which gives me a strong foundation as I build something here.1851: What did you do before franchising, and how did you decide franchising made sense for you?Patel:&nbsp;In my first role, I worked on implementing advanced business analytics strategies for a mobile ordering platform widely used in the hospitality industry. After that, I joined Boeing as a systems data analyst supporting the C-17 program here in my hometown. When I experienced a layoff at Boeing, it forced me to take a step back and really think about what I wanted long term. That’s when I realized I’d always wanted to build something of my own — just like my parents did.I knew stepping into business ownership wouldn’t be easy, especially as a first-time operator. Building a concept entirely from scratch is challenging and requires constant innovation. I bring youthful energy and creative thinking to the table, but having that established foundation gave me the confidence to take the leap.1851: What was your perception of franchising prior to becoming a franchisee, and what do you want people to know about franchising now that you are in it?Patel:&nbsp;Before going through this process, I didn’t really understand what franchising actually provides. I had a pretty negative perception — I assumed it was mostly about high royalty fees with limited support in return. They see it as an investment in you as an operator, not just a transaction.When I began this journey, I had no experience negotiating leases, navigating tenant improvement allowances, or running food and hospitality operations. For my location in Warner Robins, I’m investing in a high-tech AV system and a modern lighting package, which no other location has ever done before. I also looked at one of their best-performing locations in California and saw how they utilized their patio and interior design. I’m taking elements from that success to build something new here.&nbsp;Long term, I’m focused on growth. Once we’re fully operational and have achieved great success, I plan to explore opening additional locations across the Southeast, with markets like Charlotte and Miami already on my radar. My goal is to position The Brass Tap as a leading name in the bar and nightlife scene, on par with the biggest players in the region.Looking ahead, I also have a vision of developing rooftop concepts and creating locations connected to sports-driven facilities, including pickleball, to bring together nightlife, community, and active lifestyle experiences under one brand.1851:&nbsp;Is there anything else about your story you want us to know?Patel:&nbsp;I don’t view this as just a business investment — I see it as an investment in the community that raised me. I thought I would train people to fix houses and give them jobs.1851: What did you do before franchising, and how did you decide franchising made sense for you?Campbell:&nbsp;As I started writing up that workforce development program, it was really hard. I’m a Baby Boomer myself, and I know that 65 is just getting in the game nowadays.I’ve ensured that our team learns about senior citizens. As a senior, we sometimes forget that we’re not 21 anymore. People know about the risk of falling, but they still get on ladders.I went to change a light bulb the other day on a step ladder, and when I was coming down, I almost broke my neck. I can afford to have somebody come over and do the maintenance plan. They can come by every quarter. That fall was fitting — I’d never had that happen before.We don’t age in our minds as much as we age in our bodies. It’s just not worth it. Sometimes you can have a fall and get injuries that you never recover from.1851: What does your background bring to the TruBlue model?Campbell:&nbsp;I’m a senior. I’m in real estate. I own personal real estate in five states. I understand the entrepreneur who has to get his house ready for a flip, and I understand providers. We provide a premium service. What’s going to determine how the client feels about the job is how they feel about you. That’s why I teach five-star service. It’s about relationships. If we make good relationships, we can bring in repeat customers.1851: What are your long-term goals with TruBlue?Campbell:&nbsp;I’m writing grants to build houses and getting ready to build 34 units for veterans — permanent housing for chronically homeless veterans. It’s a $10 million project. We’re also starting a all boys school, HOPE Technology Preparatory Academy, a high school for boys 9-14th years. What’s different about this school is it’s culture over curriculum and giving them the chance to belong to a brotherhood. If we don’t give them a place to belong in the school, they will find a place to belong in a gang. With TruBlue, I can have them working for us being exposed to different skills, environments, people, doing work and awakening their perspective to so much more. These young men won’t be in a traditional school with a workforce program; the school is the workforce program and a stabilizing institution in the community as it will host a head start program, daycare center, and learning labs for adults and to get their GED, high school diploma and learn new trades and skills.My goal is to expand with TruBlue into other states. I believe that when I talk to them this time next year, we’re going to outperform most franchisees. I’m an overachiever, that’s what I do. I come from a major brand, so I know how the brand sells. I’ve learned that different franchises give you different levels of freedom. Not all franchises are a good fit for you and you have to pick an industry that's familiar. I wouldn't go into something if I didn’t know how it worked because your takeoff will be a&nbsp; lot longer and your path is a lot harder.&nbsp;1851:&nbsp;What made you pick this brand?
