3. What Franchisee Support Does Real Property Management Provide?

Pre-Opening Support

New franchise owners receive support beginning before opening. After signing the franchise agreement, owners enter Neighborly's Sure Start program, which is designed to guide them through the process of establishing and launching the business.

A Sure Start consultant works with the owner during the launch process and remains involved throughout the franchisee's first year. Support also includes preparations for opening and development of a local marketing plan.

Training Programs

Real Property Management provides business operations and systems training to new franchisees. Training covers the systems and processes needed to operate the franchise rather than technical trade training.

New owners also receive ongoing coaching after the initial training period. Each franchisee is paired with a franchise business coach who provides continued guidance, support and accountability as the business develops.

Operational Support

Franchisees receive ongoing assistance with business operations, marketing and growth. Marketing support includes collateral, a localized website, digital advertising resources, social media and email marketing, custom marketing plans and marketing playbooks.

Franchisees can also benefit from Neighborly's national network, including vendor relationships, purchasing programs and potential cross-brand referrals.

ProTradeNet provides access to national vendor discounts and rebate programs that can help franchisees control operating costs.

Technology and Tools

Real Property Management franchise owners have access to technology designed to support both operations and customer acquisition.

One highlighted resource is the Wealth Optimizer Tool, which is designed to help property investors evaluate opportunities to improve the financial performance of their rental portfolios. The technology can also support the franchisee's sales process by demonstrating additional value to prospective and existing clients.

Franchisees also receive access to Neighborly systems and resources supporting marketing, operations and business management.

4. What Are the Franchisee Requirements for Real Property Management?

Eligibility Criteria

  • Liquid Assets: $50,000
  • Net Worth: $250,000

Previous property management or real estate experience is not required. Existing franchise owners include former real estate brokers and independent property managers, but Real Property Management says it looks more broadly for financially savvy, service-oriented leaders capable of developing relationships with investor clients.

Operational Commitments

Real Property Management offers flexibility in how franchise owners structure their involvement. Owners can take a hands-on role in the day-to-day business or focus on leading a team and growing the operation.

The franchisor provides resources to help owners connect with service providers and hire employees, allowing owners who build a team to devote more of their time to business development and client relationships.

The model therefore supports an executive ownership approach, although owners remain responsible for actively overseeing and developing their businesses.

Funding Assistance

Real Property Management does not guarantee financing but may finance a portion of the initial franchise fee for qualified franchisees. Approval depends on factors including creditworthiness, available collateral and current financing policies. Financing is not available for transactions involving brokers.

5. Are There Franchisee Success Stories?

“Real Property Management was intentional about choosing owners they felt would succeed. That mattered to me … There is no way I could have come this far, this quickly, without the resources they provided. The tools and guidance I received on day one would have taken me years to create on my own.”

Lesha Dickerson, Franchisee — Pueblo, Colorado (Read her story here)

6. What Is the Market Potential for Property Management?

The U.S. property management services market is expected to grow from $88.03 billion in 2026 to $106.58 billion by 2031, representing a 3.9% CAGR. Growth is being supported by strong rental demand, increased institutional ownership and greater use of technology to streamline property management.

Competitor Analysis

Real Property Management competes through its specialization in residential property management, national brand recognition, established operating systems and affiliation with Neighborly. Its scale, technology, marketing support and national vendor relationships can help differentiate independently owned offices from smaller local property management companies.

Direct franchise competitors include other residential property management franchisors such as All County Property Management, Property Management Inc. and Keyrenter Property Management. Real Property Management also competes with independent local property managers and real estate brokerages that provide property management services.

7. What Is the Application Process for Real Property Management Franchisees?

  1. Download the Franchise Ownership Guide: Prospective owners begin by reviewing information about the business model, investment, industry, training and ideal franchisee profile through the Real Property Management Franchise Guide.
  2. Speak With a Franchise Developer: After requesting additional information, the prospect is contacted by a franchise developer. This conversation covers initial questions, available territories and whether the opportunity appears to be a potential fit.
  3. Conduct Further Research: Candidates continue the discovery process with their franchise developer. This stage includes territory analysis and opportunities to speak with existing Real Property Management franchise owners.
  4. Visit Neighborly Headquarters: Qualified candidates are invited to a Meet the Team Day at one of Neighborly's national headquarters in Irving or Waco, Texas. Candidates learn more about operations, technology, marketing, territory allocation and the overall franchise system.
  5. Complete Training and Prepare for Opening: After signing the franchise agreement, new owners enter the Sure Start training program and begin preparing for launch. This includes developing a local marketing plan. A Sure Start consultant works with the franchisee during the first year, while a franchise business coach provides ongoing support and accountability.
