Enviro-Master is a leading cleaning and sanitization franchise that goes beyond general janitorial work. The brand targets high-risk, high-traffic areas like restrooms and kitchens to keep clients’ spaces clean and protect their reputation with their end users.
Enviro-Master was founded by Pat Swisher, a veteran of the commercial hygiene industry. Now, the brand serves to address the largely fragmented nature of the commercial hygiene space, bringing a standardized, science-backed approach to its clients.

Initial Costs: The estimated initial investment required to begin operation of an Enviro-Master franchise ranges from $120,770 to $251,520. The 2025 Franchise Disclosure Document (FDD) breaks these costs down as follows:

Initial Franchise Fee: Enviro-Master assesses a $60,000 franchise fee, due upon the signing of the franchise agreement. The franchisor reserves the right to offer a discount to the initial franchise fee for franchisees who have fully completed due diligence and are ready to sign the franchise agreement when they attend Discovery Day.
Ongoing Fees: According to the 2025 FDD, Enviro-Master franchisees are responsible for the following ongoing payments and fees:

Enviro-Master provides a structured onboarding process to help new owners launch with confidence. Before opening, they receive coaching on recruiting and help identifying and securing a suitable warehouse and office space.
Enviro-Master requires the franchise owner (or their general manager) and the operations manager to complete the initial training program which includes more than 60 hours of classroom instruction and 21 days of on-the-job experience.
Throughout the lifetime of the franchise agreement, owners have access to a business coach and teams at the franchisor level who support administrative demands. They also benefit from an internal sales team and national accounts division.
Enviro-Master franchisees have access to the franchise intranet and other internal platforms that help with ongoing education and operations management.
Enviro-Master does not publish specific financial eligibility requirements but highlights that franchisees should be professional, coachable, accountable, friendly and able to see and work toward the “bigger picture.”
Franchisees have the option to hire a general manager to support daily demands. They can also leverage an “executive model” to focus more on growing the business than on the daily cleaning tasks, allowing them to scale to multiple territories.
Enviro-Master does not offer direct financing but notes that it has partnerships with third-party institutions to support franchisees’ financing needs.

In 2024, the North American contract cleaning services market was worth more than $139 billion. It has steadily grown in recent years and is expected to continue expanding at a compound annual growth rate of 6%, reaching $197 billion by 2030.
