How Much Does it Cost To Open a Cinnabon Franchise?

Offering single, multi-unit and co-branding bakery franchise opportunities, the cost of opening a Cinnabon franchise varies as much as its bakeries.

The cost of opening a Cinnabon franchise depends on what type of bakery you want to open: full, express or concession.

The total investment necessary to open a full bakery in a traditional location ranges between $214,050 and $430,900. For a non-traditional location, like a kiosk or stall, the total investment is between $122,500 to $419,200. 

For an express bakery, or small shop within another restaurant, the total investment required ranges from $23,100 to $43,300 in a Schlotzky’s restaurant and $59,000 to $155,750 in any other location. 

For a concession bakery at a fair, show or special event, the total investment necessary is between $110,000 and $244,600. For all types of bakery, Cinnabon requires franchisees have a minimum net worth of $400,000.

The total investment costs for each type of bakery includes affiliate fees to Cinnabon’s indirect parent company, Focus Brands. Besides Cinnabon, Focus Brands is the indirect parent company to Auntie Anne’s, Schlotzky’s, Moe’s, Jamba, McAlister’s and Carvel. Some Cinnabon franchisees will be offered the opportunity to enter into multiple franchise agreements at the same time. 

Royalties for running a full bakery, express bakeries not in a Schlotzky’s and concession bakeries are 6% of net sales. That’s more than the 5.9% in royalties you’d pay as a Dunkin’ Donuts franchisee and the 4% in royalties you’d pay as a Wendy’s franchisee.
