Property Management Inc. (PMI), the nation’s fastest-growing property management franchise, is a great opportunity for independent property managers to scale their businesses through franchising. With nearly 400 Franchisees managing over 100,000 properties in 47 states and international territories like the Dominican Republic, Puerto Rico, Malta and Costa Rica, PMI provides entrepreneurs with tools and resources they wouldn’t be able to come by on their own.

Houston-based Franchisee Kodi Maxey, for example, was working in industrial sales when he and his wife Mallory decided to get into the real estate wholesale business. Eventually, a door opened up for the couple to start moving into short term rentals. Quickly, their small business began to expand. The pair found that people were constantly asking them about property management services.

“We never really took on other owners because we built our own systems that we became very comfortable with,” says Maxey. “But when 2022 came along, we started to look for other opportunities and wanted to diversify. The first thing that came to mind was full property management. And that’s when I discovered PMI.”

Once he started learning more about the brand, Maxey was drawn to the simple process that he was able to take at his own pace. “Everybody felt like they were on the same page,” he recalls. “Everyone was excited for what they were doing and bought into the bigger picture. I feel like everyone at PMI are visionaries to some capacity.”

That resonated with Maxey as someone who wants to work on something bigger than himself. He also liked the idea of being able to be more behind the scenes. Up until this point, Maxey and his wife were the face of the business. This began to get exhausting and started to take away the excitement of owning a business, Maxey says. Partnering with PMI allowed them to take a step back, but have a proven system continue to run the business.

“Up until this point, I was doing all the trial and error,” he says. “I really wanted to be a part of a brand that was bigger than us and be able to keep a consistent quality of product.”

The Franchisee added that he was blown away by the support he received from PMI. He noted that the team was detailed, patient and had a wealth of resources to share. At PMI, there is a very detailed onboarding process for new Franchisees. New owners are assigned an onboarding coordinator to help them get their business open and, after their business opens, they're assigned a franchise business coach, who is their single point of support for all things PMI. This includes operational and marketing support, as well as various online resources that connect Franchisees to one another.

With the support of PMI, Maxey says he is looking forward to taking advantage of the brand’s four pillars of property management, specifically the residential pillar. The business provides owners solutions across residential, commercial, association and short-term rental. This revenue-generating model is designed to bring in multiple streams of income for owners, a perk that the hundreds of existing Franchisees realize every day.

Looking back, Maxey says he has learned so much by partnering with PMI and has a greater appreciation for the systems in place. He noted that, if he were to start another business, he would definitely go down the franchising route sooner.

“I like to use an analogy that it was like my wife and I were rowing our own boat in the middle of the ocean going at our own pace, but we were just tired,” he says. “And all of a sudden we see a PMI cruise ship where everyone is working together and enjoying themselves. We had the opportunity to get on that cruise ship, and I feel like I’m a part of something that is growing and I can enjoy it again.”

The startup costs for a Property Management Inc. franchise range from $53,225 to $190,050. The franchise fee ranges from $45,000 to $190,050. To learn more about franchising with Property Management Inc., visit propertymanagementincfranchise.com.
